Land Bridge

— Case Study | Land Bridge

Background

Our clients owned a parcel of land on the A2 in Kent. They had secured planning consent for a roadside café and wanted to apply for planning for light industrial units on the remainder of the site. The client’s existing finance had gone beyond its term and the lender was unwilling to extend.

Problem

By the time the client arrived at B2 they had been placed in bankruptcy and faced the prospect of losing the site via a distressed sale.

Solution

We enlisted our preferred accounting firm to assist our client in their exiting bankruptcy. We provided the finance to repay their existing loan and give them sufficient time to get the additional planning for the light industrial units. Once this was obtained, we brokered a sale of the site to another of our clients.

B2 services

Finance, accounting introduction, sales agency

Outcome

The client was able to sell the site and use the resulting equity to purchase other property with further financing from B2.

Value Uplift

£0.9m (sale at £2.3m, initial valuation of £1.4m)
